Context and Concept
The planned development site is located in an area with highly distinctive urban values. The proposed complex is being developed in Konstancin-Jeziorna—a place with a unique urban character inspired by the garden-city concept. The surroundings of the plot require design decisions that are appropriate to the scale and context of the location. The challenge is to propose urban,architectural, and landscape architecture solutions that respect the site's specific qualities while meeting the investor’s spatial and functional expectations. Given the size and volume required for a complex with a rich program, and considering the lushly vegetated plot and specific local zoning provisions, the project demands in-depth spatial analysis to preserve the area's mosaic-like urban fabric and avoid disrupting the local spatial order.
The concept envisions maximum integration of greenery with architecture, aiming to create a harmonious urban layout tailored to local conditions, scale, andclimate. The existing vegetation is considered of the highest value—its preservation and incorporation into the project became a fundamental design goal. The guiding idea is the symbiosis of architecture and nature, based on the principle of “a building in a garden – a garden in a building”, with transparent, open spaces connecting the interiors to the surrounding greenery.
Form
The complex consists of a publicly accessible ground floor pavilion, connected to canopies and pergolas, and two volumes—the concert hall and the hotel—recessed and positioned on a top of the green roof. Both the gardens and roofs are integral parts of the architecture. These green areas function as entry zones, places for relaxation, and spaces for cultural events.
Architecture and Space
The ground level has been designed as an open pavilion interwoven with gardens. The green entry zones form a natural threshold to the buildings, accessible to both visitors of the complex and the adjacent park. The openness of the space, contrasted with the enclosed functions of the hotel and concert hall, strengthens the perception of architecture as part of the natural landscape. The park, garden and building form one cohesive, inseparable whole that continuously interweaves.
